Skylight installation, Brisbane: tradesman on a stepladder fitting the trim of a square skylight in a white VJ kitchen ceiling

What skylight installation covers

Installing a skylight is a roof job and a ceiling job. The roofer cuts the opening in the roof, fits and flashes the skylight so it’s watertight, then runs a tube or builds a light shaft through the roof space to a finished opening in the ceiling below.

Tubular skylights

A small dome on the roof feeds a reflective tube down to a round diffuser in the ceiling. They suit hallways, bathrooms and laundries, and need only a small hole in the roof.

Roof windows and framed skylights

A larger glazed unit, fixed or opening, sits in the roof with a framed and lined shaft down to the ceiling. Velux is one well-known brand of roof window. They light a whole room, and opening ones let hot air out, but the shaft takes more building work than a tube.

Replacing old or leaking skylights

Older acrylic domes go brittle and discoloured, and seals and flashings fail with age. Leaks around a skylight usually come from the flashing rather than the dome, so ask the roofer to check the flashing before quoting a whole new unit.

Skylight installation costs in Brisbane

The type and size of skylight, the roof material, and how far the shaft runs to the ceiling set the price. These are published figures, each with its source.

Checked 22 October 2026. whatsthedamage.com.au is a national cost-guide website that sells listings to roofers; its Brisbane table (updated 8 October 2026) says “Prices include GST. Based on Brisbane metro area, October 2026.” and doesn’t say which skylight type the row covers. hipages is a national trades directory (updated 20 January 2026), GST not stated. No inner-north roofer publishes a skylight price.

The skylight installation cost guide has the installation-only rates, what pushes the price up, and what a skylight quote should list.

Tile or tin roof, and which skylight suits the room

On a corrugated iron or Colorbond roof

The skylight’s flashing is made or shaped to the sheet profile and sealed and screwed to the sheets around the opening. Ask whether the flashing kit is made for your profile, because corrugated and trimdek-style sheets need different ones.

On a concrete or terracotta tile roof

Tiles are cut or removed around the opening and a flashing is dressed over the tiles below so water runs past the skylight. Matching replacement tiles may be needed if some break.

Choosing the room and the size

A tube is enough to light a hallway or bathroom; a living area or kitchen usually needs a roof window. Brisbane sun is strong, so ask about tinted or coated glazing for a north- or west-facing roof.

Skylights in storm season

For storm and cyclone season, the QBCC suggests you “protect skylights with wire mesh”. On a fibro (asbestos cement) roof, ask the roofer how they would handle the asbestos before agreeing to cut an opening: the Queensland Government tells homeowners not to “Saw, sand, scrape or drill holes in asbestos materials”.

Who can install a skylight in Queensland

The QBCC says you need a contractor licence for building work “valued over $3,300”. Two QBCC classes name skylights:

  • Roof and wall cladding, for metal roofs: “Flash penetrations through roofs and walls”, including work to “install skylights and ventilators”.
  • Roof tiling, for tile roofs: “Install skylights”.

Check any roofer’s licence and class on the QBCC licensee register before work starts.

What to have ready

  • Which room, and whether it has a flat ceiling with a roof space above or a raked ceiling
  • Roof material (tiles, corrugated iron, Colorbond or fibro) and one or two storeys
  • Whether you want a tubular skylight, a roof window, or a price for both
  • For a leaking skylight: photos from inside and, if you can, from the ground

Common questions

How much does skylight installation cost in Brisbane?

A national cost-guide site gives $1,500 (low), $2,500 (typical) and $4,000 (high) for an installed skylight in Brisbane, including GST. hipages gives $350 to $1,400 nationally for a tubular skylight supplied and installed. See the skylight cost guide.

Can a leaking skylight be fixed without replacing it?

Often. Most leaks come from the flashing or seals, which can be redone. A cracked or brittle dome is usually replaced.

Will a skylight make the room hot?

It can, under strong Brisbane sun. Ask about tinted or coated glazing, an opening roof window to let heat out, or a tubular skylight, which has a much smaller opening in the roof.

Can a skylight go into an old Queenslander?

Usually, into a tin roof with a roof space above. Raked or VJ ceilings change how the shaft is built, so ask the roofer to look inside before they quote.

Does a skylight need a QBCC-licensed roofer?

Skylights sit in both the roof and wall cladding and roof tiling classes, and a licence is needed for building work valued over $3,300. Check any roofer on the QBCC licensee register.
