Roof leak repair, Brisbane: roofer sealing a new metal flashing against a brick chimney on a corrugated iron roof

Where roofs leak in Brisbane

A roof rarely leaks through the middle of a sound tile or sheet. Water gets in at the joins, the fixings and the places where it collects, and on inner-north houses that is usually one of these.

Flashings around chimneys, vents and skylights

Flashings seal the gap where the roof meets a chimney, wall, pipe, vent or skylight. Old lead and galvanised flashings crack, lift or rust, and sealant dries out in the sun, so wind-driven rain runs straight in beside them.

Valleys

The metal channel where two roof planes meet carries the water from both. Leaves build up in it, the iron rusts through, or the tiles beside it sit too low, and in a summer downpour it overflows under the tiles.

Ridge capping on tile roofs

When the mortar pointing under the ridge and hip caps cracks and drops out, rain blows in along the ridge. The roofer repoints it, or lifts and rebeds the caps if the bedding has failed too.

Rusted screws, nail holes and laps on tin roofs

On a Queenslander’s corrugated iron, leaks start at rusted or loose screws and old nail holes, and at the laps where sheets overlap, often near the gutter line where the water runs heaviest.

Box gutters and overflowing gutters

Many character houses have box gutters hidden behind a parapet or between roofs. When one blocks or rusts, the overflow runs inside the wall or ceiling rather than over the edge, and it can look exactly like a roof leak.

Roof leak detection: finding where the water gets in

The stain on the ceiling is rarely under the hole. Water runs along the sarking, battens and rafters before it drips, sometimes several metres downhill. So finding the leak is most of the job, and a good roofer looks before they fix.

  • From inside the roof space: following water marks, rusty nail heads and damp timber uphill from the stain, ideally soon after rain.
  • From the roof: checking the flashings, valleys, ridges, screws and gutters above that area for cracks, rust, gaps and debris.
  • Water testing: running a hose over one section at a time, starting low and working up, with someone watching inside, until the drip shows.

Ask the roofer to show you what they found, with photos, before the repair is priced. If the leak only shows in wind-driven rain, say so: it narrows the search.

Roof leak repair costs in Brisbane

Inner-north roofers don’t publish leak prices, so these are the Brisbane figures published by a Brisbane contractor and a cost-guide website, each with its source. A steep pitch, two storeys or a leak that’s hard to trace adds to most of them.

Roof leak repair prices in Brisbane

RepairPublished priceWho publishes it
Minor leak repair: a few cracked or dislodged tiles, the flashing around a pipe or vent, or a small section of ridge pointing$350 – $750Brisbane Roof and Paint
Moderate leak repair: a rusted section of valley iron, or a long run of ridge capping rebedded and repointed$750 – $2,000Brisbane Roof and Paint
Major leak repairs and damage$2,000+Brisbane Roof and Paint
Roof repair, minor leak (low / typical / high)$250 / $500 / $800whatsthedamage.com.au

Per job, quoted as each publisher states them, checked 22 October 2026. Brisbane Roof and Paint is a Brisbane contractor (Sunnybank); its leak guide was published 24 February 2026 and updated 18 March 2026, and doesn’t say whether GST is included. whatsthedamage.com.au is a national cost-guide website whose Brisbane table (updated 8 October 2026) includes GST. Neither publishes a call-out fee. The roofer prices the repair once they’ve found the leak.

The roof repair cost guide has the published figures for ridge capping, tile replacement, metal screws and sheets and inspections, and explains why nobody publishes a call-out fee.

Roof leaking in a storm

Brisbane’s storm season brings hail and wind that crack tiles, lift sheets and flashings and overload gutters. If anyone’s life is in danger, call Triple Zero (000). For storm damage to the roof, the Queensland SES says to “Contact SES 132 500 from anywhere in Queensland for non-life threatening flood and storm emergency assistance during severe weather events”, and lists damage to your roof, or a roof “leaking significantly”, as a reason to call. You can also lodge a request at 132500.qld.gov.au or in the SES Assistance QLD app.

The flyer also lists a house “in need of temporary repair that you cannot repair yourself” as a reason to call, and says to “Contact your insurance provider to make a claim or arrange permanent repairs”. The permanent fix is a roofer’s job: see storm and hail damage roof repairs. What to do inside the house while you wait is in our guide, roof leaking: what to do.

Who can repair a roof leak in Queensland

The QBCC says you need a contractor licence for building work “valued over $3,300”. The class depends on where the leak is: roof tiling covers tiles and “Bedding, pointing and installing of associated flashing”; roof and wall cladding covers metal roofs, flashings, rainwater goods, skylights and ventilators. Check the roofer’s licence and class on the QBCC licensee register.

What to have ready

  • Where the water shows inside, and photos of the stain or drip
  • When it leaks: every rain, only heavy rain, or only wind-driven rain from one direction
  • What the roof is made of and whether there’s a chimney, skylight, solar panels or a box gutter near the leak
  • Lowset, highset or two storeys, and whether it’s an insurance claim after a storm

Common questions

Why does my roof only leak in heavy storms?

Usually because the water is getting in sideways or overflowing, not through a hole: wind-driven rain under a lifted flashing or failed ridge pointing, or a valley or box gutter that overflows when the rain is heavier than it can carry. Tell the roofer the wind direction during the leak.

Can a roof leak be fixed with sealant?

Sometimes, as a short-term fix around a flashing or a screw. Sealant dries out in Brisbane sun, so a lasting repair usually means replacing the flashing, valley iron, screws or cracked tiles. Ask the roofer which repair they’re quoting and how long they expect it to last.

Will the roofer need to get into my roof space?

Usually, yes. The roof space is where the water’s path shows, so clear the way to the manhole and say if there’s no manhole or the roof space is low. On a raked or skillion ceiling there’s no roof space, and the search happens from the roof.

Is it safe to go up on the roof to find the leak?

We’d rather you didn’t, and never in a storm. Wet tiles and metal are slippery, and old fibro can be brittle enough to fall through. Look from inside the roof space with a torch, or from the ground, and take photos for the roofer.

Does a leaking roof mean I need a new roof?

Rarely. Most leaks come from one flashing, valley, ridge or run of screws, and fixing that part stops the leak. When the tiles are crumbling or the iron is rusting through across the roof, ask the roofer to compare the repair with a restoration or a new roof, with the reasons in writing.
