The short answer
For a single-storey tile roof, Yakka Labour’s Brisbane row is $4,500 to $10,000, and whatsthedamage.com.au’s Brisbane table runs from $4,000 to $11,000, with $7,500 typical. For a metal roof, whatsthedamage.com.au publishes $3,000 to $7,500 in Brisbane, with $5,000 typical. Both publishers include GST. Your price depends on the roof area, storeys, how many tiles and metres of ridge need work, and whether it’s coated.
Tile roof restoration cost in Brisbane
A full tile restoration is a clean, broken tiles replaced, ridges and hips rebedded and repointed, then a sealer and two top coats. No inner-north roofer publishes its own restoration price, so these are the published Brisbane figures.
Tile roof restoration prices in Brisbane
| Job | Published price | Who publishes it |
|---|---|---|
| Typical single-storey tile restoration (Brisbane row) | $4,500 – $10,000 | Yakka Labour |
| Tile restoration: clean, rebed and repoint, recoat (low / typical / high) | $4,000 / $7,500 / $11,000 | whatsthedamage.com.au |
Per job, Brisbane figures as each publisher states them, checked 22 October 2026. Yakka Labour is a labour-hire company’s national cost guide with a Brisbane row (published 1 October 2026). whatsthedamage.com.au is a national cost-guide website; its Brisbane table was updated 8 October 2026 and is “Based on Brisbane metro area, October 2026”. Both say their prices include GST.
Tile roof restoration prices from other firms’ Brisbane and SE Queensland pages
| Job | Published price | Who publishes it |
|---|---|---|
| Small roof (150 m²), single storey: pressure clean, full repointing, broken tiles changed, recoat | $5,000 – $7,000 | Oz-Roof |
| Medium roof (200 m²), single storey | $6,000 – $9,000 | Oz-Roof |
| Large roof (300 m²), single storey | $8,000 – $12,000 | Oz-Roof |
| Concrete tile restoration, 4-bedroom single storey, about 250 m², 22° pitch | $6,000 – $7,000 + GST | All Roof Restoration Gold Coast |
| Double-storey restoration | $8,000 – $11,000 + GST | All Roof Restoration Gold Coast |
Checked 22 October 2026. Oz-Roof’s page is titled for Brisbane (last updated 25 September 2026), but the firm appears to be Adelaide-based; it says its guide is “inclusive of GST and Home Warranty Insurance”. All Roof Restoration Gold Coast is a Gold Coast contractor (page updated 5 May 2026) whose figures cover “Brisbane, the Gold Coast and South Eastern Queensland”, exclude GST, and assume “not much more than twenty broken tiles”. Neither is an inner-north business.
Unglazed terracotta doesn’t need a coating, so a terracotta restoration can be the repairs, rebedding and repointing alone, which takes the coating stage off the price.
Metal and Colorbond roof restoration cost
On corrugated iron and Colorbond, the price turns on rust: how many screws, laps and sheets need replacing before the primer and top coats go on.
Metal roof restoration prices
| Job | Published price | Who publishes it |
|---|---|---|
| Metal restoration: clean, rust treat, recoat (Brisbane, low / typical / high) | $3,000 / $5,000 / $7,500 | whatsthedamage.com.au |
| Metal, full restoration with coating, under 150 m² (national) | $3,500 – $6,500 | Yakka Labour |
| Metal, full restoration with coating, 150 to 220 m² (national) | $4,500 – $9,500 | Yakka Labour |
| Metal, full restoration with coating, over 220 m² (national) | $7,500 – $13,000 | Yakka Labour |
Per job, checked 22 October 2026. whatsthedamage.com.au’s row is from its Brisbane table (updated 8 October 2026). Yakka Labour’s size bands are national, not Brisbane (published 1 October 2026); its metal restoration covers “rust treatment, replacing rusted or loose screws, resealing laps and flashings, swapping out any sheets that are rusted through, then primer and two coats”. Both say their prices include GST.
If most of an old galvanised roof is rusting through, compare a restoration with a new roof. The roof replacement cost guide has the published Brisbane re-roofing prices, and the Queenslander re-roofing guide covers the character-house questions.
Roof restoration cost per m² and per item
Restorers build a quote from parts. If your roof only needs some of them, you can ask for a partial job, and the line items show what each stage is worth.
Roof restoration line-item prices
| Item | Published price | Who publishes it |
|---|---|---|
| High-pressure roof clean (includes clearing gutters of debris) | $3 – $7 per m² | Yakka Labour |
| Replace broken concrete tiles, as part of a restoration | $10 – $25 per tile | Yakka Labour |
| Replace broken terracotta tiles | $15 – $40 per tile | Yakka Labour |
| Rebed and repoint ridges and hips (national) | $35 – $60 per lm | Yakka Labour |
| Rebed and repoint ridges and hips (Brisbane row) | $35 – $58 per lm | Yakka Labour |
| Repoint only, bedding still sound | $15 – $30 per lm | Yakka Labour |
| Replace valley irons | $60 – $120 per lm | Yakka Labour |
| Sealer plus two coats of membrane | $15 – $30 per m² | Yakka Labour |
| Replace all roof screws (metal) | $900 – $2,000 per roof | Yakka Labour |
| Replace rusted steel sheets | $80 – $150 per m² | Yakka Labour |
Yakka Labour’s national line-item prices, except the row marked Brisbane (published 1 October 2026, checked 22 October 2026). Prices include GST. Yakka says most homes have “40 to 70 metres” of ridges and hips, and that a full restoration works out at “roughly $25 to $50 per m²” nationally. No Brisbane contractor publishes its own per-item prices.
To use the ridge rate on your own roof: by our arithmetic, Yakka’s 40 to 70 metres of ridges and hips at its Brisbane $35 to $58 per metre comes to $1,400 (40 × $35) to $4,060 (70 × $58) for rebedding and repointing alone. That is our calculation from one publisher’s figures, not a quote.
What makes a roof restoration cost more
- Two storeys or a highset house. Yakka Labour says two-storey homes “typically add $1,500 to $5,000 for scaffold or extra edge protection” (national).
- A steep pitch, where crews work in harnesses and move slower.
- Broken tiles. Old profiles may need matching or salvaged tiles, and the Gold Coast contractor’s figures above assume “not much more than twenty broken tiles”.
- Rebedding rather than repointing. On Yakka Labour’s national rates, rebedding and repointing ($35 to $60 per metre) costs twice as much as repointing over sound bedding ($15 to $30).
- Rust on a metal roof, where replacing sheets is priced per m² on top of the restoration.
- The coating: a membrane or heat-reflective coating rather than standard roof paint, and the number of coats.
What a roof restoration quote should list
Restoration quotes are hard to compare because “restoration” can mean anything from a wash and one coat to a full rebed. We suggest asking each roofer to list:
- how many broken tiles they’ve allowed for, and the price per extra tile
- the metres of ridge and hip to be rebedded and the metres only repointed
- valleys, flashings, screws or sheets to be replaced, and how many
- the coating products by name, the colour and the number of coats
- edge protection or scaffold, and the clean-up of gutters and downpipes
- their QBCC licence number and class. The roof tiling and roof and wall cladding classes cover “Refurbish and maintain roofs, excluding painting roofs”; painting falls under the painting and decorating class. Check them on the QBCC licensee register. The QBCC says a licence is needed for building work “valued over $3,300”.
Fibro roofs can’t be pressure-cleaned
The Queensland Government says fibro roofs “must not be cleaned using a water blaster”, and homeowners “can be fined up to $10,000”. A fibro roof is a different job with different prices; see the guide to asbestos roofs in Brisbane.
Common questions
Why do some websites say a roof restoration costs about $2,500?
That figure comes from hipages’ national article (last updated 6 January 2026), which gives “approximately $2,500” for an average-sized house, and it has been repeated on other sites, sometimes without naming hipages. It’s national, not Brisbane. Yakka Labour says a $2,500 quote for a full 200 m² tile restoration “either leaves out rebedding, coats once, or skips safety equipment”.
Do roof restoration prices include GST?
Check each one. Yakka Labour, whatsthedamage.com.au and Oz-Roof say theirs include GST; All Roof Restoration Gold Coast’s are plus GST. Ask for the GST-inclusive total on any quote.
How much does roof cleaning cost on its own in Brisbane?
Yakka Labour’s Brisbane row is $3.00 to $6.50 per m², or $540 to $1,170 for a typical 180 m² single-storey roof, including GST. That’s a pressure clean or soft wash with no repairs or coating.
Can I skip the coating to save money?
Often, yes. Yakka Labour says that on a tight budget, “rebedding and repointing with repairs, and skipping the coating for now, is a sensible order of priorities”, because the ridges keep the water out and the paint mainly protects and recolours. The coating can be added later; see the roof painting cost guide.
Is a restoration cheaper than a new roof?
Usually, by a wide margin. whatsthedamage.com.au’s Brisbane table puts a full single-storey roof replacement at $14,000 to $30,000 ($22,000 typical, incl. GST), against $4,000 to $11,000 for a tile restoration on the same table. A restoration only makes sense while the tiles or sheets are sound; see the roof replacement cost guide.
How long does a restoration take?
It depends on the roof’s size, the repairs and the weather, because coatings need a dry roof. Ask each roofer how many days they expect on site and how they’ll protect the roof if rain arrives mid-job.
Is it worth getting more than one quote?
We think so, because the scope varies so much between quotes. Ask each roofer to price the same list (tiles, metres of ridge, coatings and edge protection) so you’re comparing the same job.
