What roof painting involves
Roof painting is the coating on its own, for a roof that is basically sound: tiles solid, ridge pointing intact, and no rust holes in the metal. Most of the price is preparation, because paint won’t stick to moss, chalky paint or loose rust.
Painting a concrete tile roof
The painter cleans off lichen and loose surface, swaps any cracked tiles, masks windows, walls and solar panels, then applies a sealer or primer and two top coats of roof paint or membrane. Concrete tiles soak up the first coat, which is why the sealer matters.
Painting Colorbond and corrugated iron
On a faded Colorbond roof or an old painted tin roof on a Queenslander, the prep is cleaning and degreasing, treating surface rust and replacing rusted screws, then a metal primer and two top coats. Sheets that have rusted through need replacing first; paint won’t bridge a hole.
Heat-reflective roof coatings
Heat-reflective or “cool roof” coatings are made to reflect more of the sun’s heat, even in mid-tone colours, which is why they’re popular in Brisbane. Ask the painter to name the product and its colour on the quote, so you can look up the manufacturer’s data.
Roof painting costs in Brisbane
No inner-north business publishes a roof painting price, so these are the Brisbane figures published by two cost guides, each with its source. A highset Queenslander or a two-storey house needs more edge protection and sits higher in each band.
Roof painting prices in Brisbane
| Job | Published price | Who publishes it |
|---|---|---|
| Roof painting, per m² (Brisbane row) | $15 – $32 | Yakka Labour |
| Roof painting, typical 180 m² single-storey (Brisbane row) | $3,000 – $5,800 | Yakka Labour |
| Roof painting, single-storey (low / typical / high) | $2,500 / $4,000 / $6,000 | whatsthedamage.com.au |
Brisbane figures as each publisher states them, checked 22 October 2026. Yakka Labour is a labour-hire company’s national cost guide (published 1 October 2026); its Brisbane row notes “Heat-reflective coatings in high demand”, and the guide says its national figures cover “pressure clean, sealer or primer, and two top coats” on a basically sound roof. whatsthedamage.com.au is a national cost-guide website (Brisbane table updated 8 October 2026) and doesn’t list what its painting row includes. Both say their prices include GST.
The roof painting cost guide shows how to estimate from your roof area, what each stage costs and the other Queensland and national figures, labelled as such.
Paint the roof, or restore it first?
Paint seals and recolours the surface. It won’t hold a loose ridge cap down, stop water through a cracked tile or close a rusted valley. Before you get painting quotes, check three things from the ground or with the painter: the ridge pointing is sound, only a few tiles are broken, and there’s no rust-through on a metal roof.
If any of those fails, you need the repairs before the paint. That job is a roof restoration, and it is priced differently.
Painting a fibro (asbestos cement) roof
Corrugated fibro roofs such as “Super Six” contain asbestos, and the Queensland Government says it is “now illegal to clean a fibro roof with high-pressure water”. Its safe work procedure sets out a different method for a fibro roof that is still in good condition:
- Mould control (fungicide) applied with a watering can or garden pressure sprayer, on a dry roof.
- A wash with a flow-through soft brush on a garden hose at low pressure, with filter socks on the downpipes to catch the residue.
- Primer applied “with a brush and paint roller, not a compressor”, then two coats of roof paint.
- Respiratory protection (minimum class P2) and asbestos waste bagged and disposed of correctly.
If the fibro is cracked or no longer watertight, painting isn’t the answer; see asbestos roof replacement. Tell any painter the roof is fibro before they quote.
Who can paint a roof in Queensland
The QBCC says you need a contractor licence for building work “valued over $3,300”. Roof painting is a licence question of its own: the QBCC’s roof tiling and roof and wall cladding classes both cover “Refurbish and maintain roofs, excluding painting roofs”.
Painting sits under the QBCC’s painting and decorating class, whose scope includes “Apply paint or other substance for protective, decorative or technical purposes” and “Prepare surfaces for application of paint or other protective, decorative or technical materials”. If the job also includes tile, ridge or sheet repairs, ask which licence covers those. Check the business and its classes on the QBCC licensee register.
What to have ready
- What the roof is: concrete tile, terracotta, Colorbond, corrugated iron or fibro
- Lowset, highset or two storeys, and the rough roof area if you know it
- The colour you want, and whether you want a heat-reflective coating
- Photos of the ridges, any cracked tiles or rust spots, and whether there are solar panels to mask or lift
Common questions
Can you paint a Colorbond roof?
Yes, once it’s cleaned, degreased and primed with a metal primer suited to the surface. Painting suits a faded or chalky Colorbond roof; it’s mostly cosmetic on one in good condition. Ask the painter to name the primer and topcoat on the quote.
Does a light roof colour keep a Brisbane house cooler?
Lighter and heat-reflective coatings are made to reflect more of the sun’s heat, which is why they’re popular here. How much difference it makes depends on the product, the colour, and the sarking and insulation under the roof, so compare the manufacturers’ published figures for the colours you’re choosing.
Should glazed terracotta tiles be painted?
Generally not: coatings don’t bond well to a glazed surface. Unglazed terracotta can be coated but doesn’t need it. On terracotta, the work that matters is usually ridge rebedding and repointing and replacing broken tiles.
How long does a roof paint job take?
It depends on the roof’s size, the prep and the weather, because coatings go on a dry roof. Ask the painter for the number of days on site and how many dry days they need between the clean and the coats.
Do I need to tell my neighbours?
It helps. Spray painting can drift, so ask the painter how they’ll mask and protect cars, windows and neighbouring roofs, and give the neighbours notice of the days the spraying is planned.
