Roofing, Ascot: grand timber Queenslanders with steep hipped corrugated iron roofs along a rising street, the city beyond

Ascot shares about 5 km of boundary with Hamilton, so it’s home ground for Hamilton Roofing. Get a quote from a QBCC-licensed local roofer for a new corrugated iron roof on a character house, ridge capping and tile repairs, a restoration or new gutters, from the streets around Racecourse Road and Kitchener Road to Lancaster Road, Alexandra Road and Oriel Park.

At the 2021 Census Ascot had 1,131 separate houses, about four in five of them owner-occupied, plus 236 townhouses and about 1,100 flats in walk-up blocks. Many of the houses are large Federation and interwar homes with steep hipped roofs, gablets and long verandah roofs, which is where re-roofing and roof-form questions come up most.

Fortified is a northside contractor; its tile-to-metal post was updated 18 November 2025 and doesn’t say whether GST is included. Yakka Labour is a labour-hire company’s national cost guide with Brisbane rows (published 1 October 2026), including GST. Your own price comes from the roofer after they’ve seen the roof.

How to get a roofing quote in Ascot

Send the job, what the roof is made of and whether the house is lowset, highset or two storeys. A fixed price comes after a roofer has seen the roof; ask for the scope, materials and price in writing, and check the roofer’s licence and class on the QBCC licensee register.

Roofing character homes in Ascot

By our calculation from Brisbane City Council’s open data, about three-quarters (76%) of Ascot’s residential land is in City Plan’s Traditional building character (TBC) overlay, the second-highest share of the suburbs these pages cover. It looks lower across the whole suburb, about 32%, because sport and recreation land around the Eagle Farm Racecourse takes up nearly a third of Ascot.

Council says the TBC overlay is “intended to maintain the traditional, pre-1947 streetscape and is limited to the cohesive and visual qualities of the street.” Its severe-weather fact sheet says external repairs with different materials “May require DA in some circumstances” for houses in the TBC or pre-1911 overlay, while like-for-like repairs to a lawful house don’t need a development application. So before swapping old corrugated iron for a different profile or colour, check the property in City Plan online and ask Council or a certifier. The Queenslander re-roofing guide has more.

Heritage places and racecourse landmarks in Ascot

Ascot has 28 places on Brisbane City Council’s local heritage register, by our count, among them the former Ascot Fire Station on Kitchener Road, Ascot State School, Oriel Park and its bus shelter, and Bartley’s Hill Reserve. Eagle Farm Racecourse and Ascot Railway Station are on the Queensland Heritage Register.

If a house is a local heritage place, Council’s General Exemption Certificate allows roof and rainwater-goods replacement without an application under its conditions, including that the new roof “must match the existing in material, profile, finish, dimensions and fixing methods”. Check the address on Local Heritage Places online.

Storms, heat and gutters in Ascot

Ascot is one of the few inner-north suburbs with no mapped flooding in February 2022 (by our calculation from Council’s flood extent), so roof work here is about storms and heat rather than water rising. Summer storms test old flashings, ridge capping and gutters; a big hipped roof over an unlined verandah or roof space also traps heat, which sarking, a lighter roof colour or whirlybirds can help with.

Common questions

Can I replace a corrugated iron roof with Colorbond on an Ascot character house?

Often, but check first. Brisbane City Council’s severe-weather fact sheet says external repairs with different materials “May require DA in some circumstances” for houses in the TBC or pre-1911 overlay. Corrugated Colorbond in a traditional colour is closer to the original than a different profile; check your property in City Plan online and ask Council or a certifier.

How do I find out whether my house is in the character overlay?

Search the address in City Plan online and download the Property Lot Report, which lists the overlays on the lot. Council’s Local Heritage Places online shows whether the house is also a local heritage place.

Does a roofer need a QBCC licence for an Ascot re-roof?

Yes: a re-roof is well over the $3,300 threshold, so the roofer needs a QBCC licence in the right class, roof and wall cladding for metal roofs. Check it on the QBCC licensee register.

What does a new roof cost in Ascot?

A national cost-guide site’s Brisbane table (October 2026, GST included) gives $15,000 to $40,000 for a full roof replacement in inner-city character suburbs, naming Ascot among them. See the roof replacement cost guide.
