The short answer
Yakka Labour’s Brisbane row is $15 to $32 per m², or $3,000 to $5,800 for a typical 180 m² single-storey roof. whatsthedamage.com.au’s Brisbane table puts a single-storey roof painting at $2,500 to $6,000, with $4,000 typical. Both include GST. Two storeys, a lot of prep or repairs, and a membrane or heat-reflective coating push a quote up.
Roof painting cost in Brisbane
No inner-north business publishes a roof painting price, so these are the Brisbane figures from two national cost guides, each with its source. They’re for coating a basically sound roof; ridges and tiles that need real work are a restoration, priced in the restoration guide.
Roof painting prices in Brisbane
| Job | Published price | Who publishes it |
|---|---|---|
| Roof painting, per m² (Brisbane row) | $15 – $32 | Yakka Labour |
| Roof painting, typical 180 m² single-storey (Brisbane row) | $3,000 – $5,800 | Yakka Labour |
| Roof painting, single-storey (low / typical / high) | $2,500 / $4,000 / $6,000 | whatsthedamage.com.au |
Brisbane figures as each publisher states them, checked 22 October 2026. Yakka Labour is a labour-hire company’s national cost guide (published 1 October 2026); its figures assume a basically sound roof and cover “pressure clean, sealer or primer, and two top coats”, and its Brisbane row notes “Heat-reflective coatings in high demand”. whatsthedamage.com.au is a national cost-guide website (Brisbane table updated 8 October 2026); it doesn’t list what its painting row includes. Both say their prices include GST.
Roof painting cost per m² for tile and Colorbond roofs
Painters quote a fixed price, but they build it from the roof area. Steel is usually a little cheaper per m² than concrete tile because it takes less paint; concrete tiles soak up the first coat.
Roof painting prices per m² by roof material
| Roof | Published price | Who publishes it |
|---|---|---|
| Concrete tiles: clean, sealer or primer, two coats (national) | $18 – $35 per m² | Yakka Labour |
| Steel (Colorbond, Zincalume or galvanised): clean and degrease, rust treatment, metal primer, two top coats (national) | $15 – $30 per m² | Yakka Labour |
| Unglazed terracotta: clean, primer suited to clay, two coats (national) | $20 – $35 per m² | Yakka Labour |
| Tile roof painting, Redlands and Bayside | from around $40 per m² | Bayside Roof Restorations |
Checked 22 October 2026. Yakka Labour’s rows are national, not Brisbane (published 1 October 2026), and include GST; Yakka says glazed terracotta is “Not recommended” for coating. Bayside Roof Restorations is a Redland Bay contractor (page updated 17 September 2026), so its rate is for the Redlands, not Brisbane City; it doesn’t say whether GST is included, and it publishes “Small house 100-160m² – $4000+”, “Medium house 160-220m² – $6400+” and “Large house 220+m² :- $8800+”.
To estimate your own roof: by our arithmetic, a 150 m² roof at Yakka’s Brisbane $15 to $32 per m² is $2,250 (150 × $15) to $4,800 (150 × $32), and a 200 m² roof is $3,000 to $6,400. Your roof area is larger than your floor area once the eaves and pitch are counted, so ask the painter what area they’ve measured.
Roof painting cost by roof size and storeys
A two-storey house or highset Queenslander needs more edge protection or scaffold and slower work at height, so the same roof area costs more. No Brisbane publisher splits its prices by storeys, so these are national figures.
Roof painting prices by roof size, single and two-storey
| Roof area | Published price | Who publishes it |
|---|---|---|
| 100 m² roof: single storey / two storey | $1,800 – $3,500 / $3,300 – $5,500 | Yakka Labour |
| 150 m² roof (two or three-bedroom home) | $2,700 – $5,200 / $4,500 – $7,500 | Yakka Labour |
| 200 m² roof (three or four-bedroom home) | $3,500 – $7,000 / $5,500 – $9,500 | Yakka Labour |
| 250 m² roof (larger family home) | $4,300 – $8,700 / $6,500 – $11,500 | Yakka Labour |
Yakka Labour’s national prices by roof area, single-storey then two-storey, published 1 October 2026, checked 22 October 2026; they include GST and are not Brisbane-specific. Yakka says “Most painters have a minimum charge somewhere around $1,500 to $2,000”, which is why small roofs cost more per m².
What’s included in a roof painting price
On a coating-only job, Yakka Labour puts labour at roughly 60% to 70% of the bill and materials at 20% to 30%, with safety equipment the rest. A proper job has these stages, and a cheap quote usually skips one.
Roof painting costs by stage, 200 m² roof
| Stage | Published price | Who publishes it |
|---|---|---|
| Pressure clean and gutter clear | $600 – $1,400 | Yakka Labour |
| Minor repairs (a few tiles, small pointing touch-ups) | $150 – $500 | Yakka Labour |
| Masking windows, walls, solar panels and cars | $150 – $400 | Yakka Labour |
| Sealer or primer coat | $700 – $1,500 | Yakka Labour |
| Two top coats | $1,400 – $3,000 | Yakka Labour |
| Edge protection or harness setup | $800 – $1,800 | Yakka Labour |
Yakka Labour’s national stage costs on a 200 m² roof, published 1 October 2026, checked 22 October 2026; GST included. Yakka adds: “If you see a quote well under $3,000 for a 200 m² roof, check which stage is missing.”
If the roof needs more than a few tiles and a touch-up of pointing, the repairs belong in a restoration; see the roof restoration cost guide.
Painting a fibro roof: why it costs more
Nobody publishes a price for painting a fibro (asbestos cement) roof, because the method is different. The Queensland Government says it is “now illegal to clean a fibro roof with high-pressure water”. Its safe work procedure uses fungicide, a low-pressure garden hose and a soft brush, filter socks on every downpipe, respiratory protection, and primer applied “with a brush and paint roller, not a compressor”, with the waste bagged as asbestos.
Those extra steps take longer than a pressure clean and spray, so expect a fibro roof to be priced separately. Tell every painter it’s fibro before they quote.
Who can paint a roof in Queensland, and what the quote should list
The QBCC says you need a contractor licence for building work “valued over $3,300”, which covers most roof paint jobs. The roof tiling and roof and wall cladding classes both cover “Refurbish and maintain roofs, excluding painting roofs”; painting falls under the QBCC’s painting and decorating class, which includes “Apply paint or other substance for protective, decorative or technical purposes”. Check the business on the QBCC licensee register.
We suggest asking each painter to list:
- the roof area they’ve measured
- the clean, and how gutters and downpipes are cleared afterwards
- the repairs included: tiles, pointing touch-ups, screws or rust treatment
- the sealer or primer and top coat by product name, the colour and the number of coats
- masking of windows, walls, solar panels and neighbouring property, and edge protection
- their QBCC licence number and class
Common questions
Is painting a roof cheaper than restoring it?
Yes, because it leaves out the repairs. On Yakka Labour’s Brisbane rows, painting a typical 180 m² single-storey roof is $3,000 to $5,800 and a single-storey tile restoration is $4,500 to $10,000. Painting only suits a roof whose ridges and tiles are sound.
Does the colour change the price?
Yakka Labour says “Colour usually does not change the price within a product range”. The product does: a membrane or heat-reflective coating costs more per litre than standard roof paint.
How much paint does a roof need?
Yakka Labour says a typical 200 m² tiled roof needs “somewhere around 80 to 120 litres of product across the sealer and two top coats”, depending on how porous the tiles are. Ask the painter what quantity and products they’ve allowed.
Why is a small roof dearer per m²?
The painter still sets up edge protection, the pressure cleaner and spray rig, and masks the house. Yakka Labour says “Most painters have a minimum charge somewhere around $1,500 to $2,000”.
Do these prices include GST?
Yakka Labour’s and whatsthedamage.com.au’s do. Bayside Roof Restorations doesn’t say. Ask for the GST-inclusive total on any quote.
Can I paint my own roof?
We’d rather you didn’t. It’s work at height on a slippery surface, needs edge protection or a harness, and a fibro roof has its own legal method. If you go ahead on a sound tile or metal roof, follow the paint maker’s data sheet for coverage and drying time.
