Roofing, Windsor: timber workers' cottages on high stumps with red corrugated iron roofs on a hillside street

Windsor has the oldest houses of any suburb these pages cover, and they need roofers who respect them. Through Hamilton Roofing, get a quote from a QBCC-licensed local roofer for leaks, rusted iron, ridge capping, gutters or a new roof, along Lutwyche Road and Newmarket Road, around Windsor station, Eildon Hill and Constitution Road, and down to the creeks.

At the 2021 Census Windsor had 1,607 separate houses, and 503 of them were rented, more rented houses than any other suburb on these pages. Landlords and property managers send roof repairs as often as owners do. Windsor is also hilly, with about 75 metres between its creek flats and Eildon Hill by our reading of state LiDAR contours, so highset houses and steep blocks shape how a roofer gets onto the roof.

Fortified is a northside contractor; its tile-to-metal post was updated 18 November 2025 and doesn’t say whether GST is included. Yakka Labour is a labour-hire company’s national cost guide with Brisbane rows (published 1 October 2026), including GST. Your own price comes from the roofer after they’ve seen the roof.

How to get a roofing quote in Windsor

Send the job, what the roof is made of and whether the house is lowset, highset or two storeys. A fixed price comes after a roofer has seen the roof; ask for the scope, materials and price in writing, and check the roofer’s licence and class on the QBCC licensee register.

Roofing Windsor’s oldest houses

By our count of Council’s registers and open data, Windsor has 20 sites in City Plan’s pre-1911 building overlay and 12 places on the Queensland Heritage Register, more than any other suburb these pages cover. Half of its 40 local heritage places date from 1860 to 1890. Brisbane City Council says that in the pre-1911 overlay “Houses built before 1911 are to be retained. Extensions should not alter the original parts of the house.”

About 68% of Windsor’s residential land is also in the Traditional building character overlay (our calculation). Council’s severe-weather fact sheet says external repairs with different materials “May require DA in some circumstances” in the TBC or pre-1911 overlay, and that like-for-like repairs to a lawful house don’t need a development application. On a pre-1911 cottage, ask the roofer to keep the original roof form and to price like-for-like corrugated iron, and check the property in City Plan online.

Creeks, downpours and gutters in Windsor

Enoggera Creek and Breakfast Creek run through Windsor, and by our calculation about 36% of the suburb was in the February 2022 flood extent, mostly the low land beside them. The Bureau of Meteorology’s storm archive records flash flooding at the Northey Street bus stop and the bottom of Bryden Street on 28 October 2010, and “Heavily overflowing roof gutters” at Herston next door. For a roofer, heavy rain is about gutters, downpipes and box gutters that can carry the water; see gutters and downpipes.

Storms have hit Windsor directly too. The Australian Institute for Disaster Resilience lists Windsor among “the most affected suburbs” in the 16 December 1998 hailstorm, and the storm archive records golf-ball hail at Windsor on 20 November 2008. A FloodWise Property Report shows a property’s own flood information.

Roof repairs on Windsor rentals

With so many houses rented, many roof requests come from a landlord or property manager rather than the person living there. The request should say who approves the quote, who the roofer should contact to get access, and whether the tenant has reported water inside. A tenant should tell the property manager about a leak rather than arrange roof work themselves.

Common questions

My Windsor house was built before 1911. Can the roof be replaced?

Usually, and like-for-like is the simplest path: Brisbane City Council’s severe-weather fact sheet says like-for-like repairs to a lawful house don’t need a development application, while different materials “May require DA in some circumstances” in the pre-1911 or TBC overlay. Check the property in City Plan online and ask Council or a certifier before changing the material or roof form.

Who arranges roof repairs on a rental?

The owner, usually through the property manager. A tenant should report the leak to the property manager in writing; the owner or manager then requests quotes and arranges access.

Does a roof on a steep Windsor block cost more?

It can. Highset houses, steep blocks and limited access mean more time setting up ladders, edge protection or scaffold, and moving materials. The roofer prices that after seeing the site; ask for it to be listed in the quote.

What does a roof repair cost in Brisbane?

A Brisbane contractor publishes $350 to $750 for a minor leak repair and $750 to $2,000 for moderate work such as a rusted valley section. See the roof repair cost guide.
